Managed Cloud and Security Services for Greystar’s Australian Properties

Greystar is a global leader in rental housing and purpose-built student accommodation, pioneering community-focused living worldwide. Headquartered in the United States, Greystar operates across North America, Europe, and the Asia-Pacific region and is one of the world’s largest residential property managers. 

In Australia, Greystar has a growing presence across Sydney, Melbourne, Brisbane, Adelaide, and Canberra, delivering professionally managed build-to-rent and student accommodation communities. Each site is supported by full-time on-site teams, ensuring exceptional resident experiences, high-quality amenities, and seamless operations across all properties.

Challenges

Following its acquisition of the “Tropics” student accommodation portfolio—5,662 beds across seven Australian properties—Greystar faced a tight, staggered transition to full in-house operational control. The company needed to establish a consistent, secure, and scalable IT environment across multiple sites ahead of go-live dates, deploying standardised IT infrastructure, networks, firewalls, devices, telephony, and applications aligned to global IT and cybersecurity standards. 

Greystar also required a single Managed Services Provider (MSP) to deliver end-to-end IT services, including onboarding, procurement, implementation, and ongoing Level 1–3 support. This included coordinating multiple vendors, managing network and firewall infrastructure, integrating building systems, maintaining compliance with asset lifecycle and cybersecurity policies, and designing a scalable service model for future Australian portfolio growth.

Solution

Oreta was engaged to enhance network security and operational control while maintaining uninterrupted business operations. A dedicated Oreta-managed network was implemented, separated from third-party networks and structured into defined security zones to isolate users, systems, and services. 

Centrally managed firewall policies governed access between zones and external services, improving visibility, security, and governance. Critical business and building systems were consolidated within the Oreta-managed environment, while existing third-party services were carefully integrated to avoid disruption. 

The solution was delivered through a phased implementation approach, ensuring continuity of service. Oreta provided end-to-end managed services, including onboarding, procurement, implementation, and ongoing L1–L3 support, both remotely and on-site. This created a secure, resilient, and well-governed network architecture capable of supporting scalability, cybersecurity compliance, and long-term operational confidence.

Outcome

As a result of Oreta’s engagement, Greystar successfully transitioned five properties—Gibbons, Regent, Moore, Waymouth, and Grey Street—to a secure, standardised, fully operational IT environment within the required timelines. Key outcomes included: 

  • Minimal disruption to staff operations during migration, enabling full in-house control post-acquisition 
  • Consistent, secure network architecture aligned with Greystar’s global IT and cybersecurity standards 
  • Clear separation from third-party networks with defined security zones and centrally enforced firewall policies 
  • Improved security posture, reduced risk, and stronger governance over staff and building systems 
  • Simplified vendor management through a single MSP, providing visibility, defined SLAs, and reliable support 
  • Operational teams freed to focus on property management rather than technology issues 
  • A scalable model for future expansion across Greystar’s Australian portfolio
